This is because right until the very last moment in a transaction, a buyer is NOT securely tied into a legal binding contract.
Surely it makes sense for the seller to do all the paperwork relating to the sale at the start, this includes sending off for searches at the marketing stage, not the offer accepted stage. Having this information ready to go makes the transaction more transparent from the start, as buyers can see clearly what they’re looking to buy.
With the buyers having full transparency of the property they are looking to buy, when an offer is accepted by you, the seller, a deposit towards the sale is taken and the legally binding exchange contract is signed giving security to both the buyer and the seller that the transaction will complete. Additionally it can be agreed and written into the contract with regards to how soon after exchange the completion will take place, 28 days, 2 months, 6 months.
