We will then carry out referencing checks to help everything run smoothly.

- Proof of identity (passport or driving licence)
- Proof of income or employment (recent payslips, bank statement or a letter from your employer)
- Landlord references (if you have rented before)
- Right to Rent documents, in line with UK legislation
We will use this information to complete referencing checks, including a credit assessment, verification of income, and a review of previous rental history, to ensure you can comfortably meet the terms of the tenancy.
A holding deposit, typically equal to one week’s rent, reserves the property while we complete references and prepare your tenancy agreement. If everything proceeds, it will be deducted from your first month’s rent. If you withdraw or fail to provide accurate information, the holding deposit may be retained.
Your full security deposit is protected in a government approved scheme such as TDS, MyDeposits or DPS. This ensures your money is kept safe and returned fairly at the end of your tenancy, with clear handling of any deductions for damage or unpaid rent.
Unless otherwise stated in your tenancy agreement, you’ll be responsible for:
- Council Tax
- Gas, electricity, and water
- Broadband and TV Licence
We’ll make sure this is clearly outlined before you sign anything, so there are no surprises.
This can vary by landlord and by property and insurance. If you have a pet, please let us know early so we can match you with pet friendly homes.
In some cases an additional deposit or specific conditions or clauses may apply, and we will always make these clear from the start.
